North & West Suburbs

Living in Cypress

The 290 corridor's master-planned empire, Cy-Fair ISD's famous name, and some of the biggest, greenest communities in Greater Houston.

Cypress is the great northwest suburb: not a city of old brick, but a collection of enormous, beautiful, amenity-rich master-planned communities along the Highway 290 corridor, from Bridgeland's 11,000 acres of parks and lakes to Towne Lake's 300-acre recreation lake to family favorites like Fairfield and Coles Crossing. It grew from a German-settled creek town into one of the region's largest suburbs, and it stays one of the most in-demand addresses in Houston for one simple reason: the schools, the space, and the quality of life.

Inside Cypress

What neighborhoods make up Cypress?

Every community here is really a handful of neighborhoods with their own personality. Here is the short tour, the way I would give it in the car.

Bridgeland

The 11,000-acre showpiece: four villages, more than 75 parks, roughly 250 miles of trails, and lakes over a master plan so complete it includes a future town center.

Towne Lake

A 300-acre private recreation lake is the centerpiece, with lakefront homes, water activities, and amenity centers to match.

Cypress Creek Lakes & Fairfield

Established master-planned favorites with mature amenity centers, pools, and proven resale demand.

Coles Crossing & Stone Gate

Beloved traditional neighborhoods with golf-course charm and tight-knit feels.

Lakes of Fairhaven & Saddle Ridge Estates

Upscale enclaves of estate homes for the custom-home buyer.

Getting around

What is the commute really like?

Cypress trades pretty easily up the 290 corridor: downtown Houston is 30 to 40 minutes on typical days and the Energy Corridor about 30, while the Grand Parkway arcs along the top of town, linking east to Spring, The Woodlands, and the airports, and south to Katy and Sugar Land beyond. Northwest Houston's biggest employers, hospitals, and corporate campuses are all inside the daily ring, so Cypress families rarely set the alarm early.

Schools

Which schools serve Cypress?

Cy-Fair ISD is the force behind Cypress's fame: one of the largest districts in Texas, consistently ranked among the region's best for academics and community pride, with celebrated high schools and choice programs across the district. Parts of the newest communities, including portions of Bridgeland west of the Grand Parkway, sit in Waller ISD instead, so for a Cypress family the street decides the district, and I confirm the lines before we ever look at a home.

Daily life

What is daily life like in Cypress?

Cypress lives outside, Texas style: Bridgeland's parks, lakes, and miles of trails anchor every weekend; the Cy-Fair Rodeo, a region institution since 1944, fills a week each spring; and the corridor's retail, from big shopping destinations to dining strips, keeps errands easy. With the lakes, trails, and amenity centers of Towne Lake and Bridgeland, every afternoon can feel like summer camp. It is a suburb that feels like a resort, with the biggest district name in Texas behind it.

The honest part: no neighborhood is perfect for everyone. The parks, the commute, the schools, the pace, all of it deserves a real conversation, in English or Spanish, at whatever pace you need.
