The Bay Area & Space Coast

Living in Kemah

Texas' own seaside boardwalk: waterfront restaurants, marinas in every direction, and a Gulf Coast breeze that never quits.

Kemah sits where Clear Creek spills into Galveston Bay, so the water here is not a destination, it is the address. Boaters, sailors, kayakers, and fishermen all call the town home, and the Kemah Boardwalk, a waterfront pier of restaurants, rides, and live music, draws visitors from across Texas while locals live the quieter side: canal-front homes, marina sunsets, and a small town that still waves. It is one of the country's busiest boating districts, and it knows it.

Inside Kemah

What neighborhoods make up Kemah?

Every community here is really a handful of neighborhoods with their own personality. Here is the short tour, the way I would give it in the car.

Clear Lake Shores & canal homes

Picture-perfect canal-front living with boat access at the back door, steps from the water.

Lazy Bend

A beloved golf-cart canal community where neighbors cruise to the marina and the water is quick to reach.

Waterford Harbor & Bay Oaks

Marina and bayfront villages with piers, docks, and the boat-to-restaurant lifestyle some buyers dream of.

Victory Lakes & Magnolia Creek

Newer, family-focused neighborhoods just up FM 518 with all the amenities and none of the boardwalk crowds.

Getting around

What is the commute really like?

Kemah is about 30 miles southeast of downtown Houston: FM 518 leads to I-45 in minutes, and from there downtown is 40 to 50 minutes on a typical day, while the NASA and Clear Lake workplaces are 10 to 15 minutes away, Galveston about half an hour south, and League City, Seabrook, and the rest of the bay within 15 minutes in almost any direction. It is a beach-town commute with a real city in the mirror.

Schools

Which schools serve Kemah?

Clear Creek ISD serves Kemah and its neighbors, with campuses nearby and a strong bay-area reputation that families appreciate. Most Kemah kids attend CCISD schools from elementary through the district's bay-area high school. As always, your exact address settles the zone.

Daily life

What is daily life like in Kemah?

Life in Kemah is an ongoing summer: boardwalk rides and arcades for the kids, seafood dinners with boats at the rail in the background, live music most weekends, and the sunset views that made the town famous. Marinas full of boats, fishing tournaments on the bay, waterfront boutiques and galleries, and the beaches of Galveston Island 30 minutes south complete the coastal picture. It is one of the few places in Texas where a family can keep a boat, a backyard, and a beach weekend all at once.

The honest part: no neighborhood is perfect for everyone. The parks, the commute, the schools, the pace, all of it deserves a real conversation, in English or Spanish, at whatever pace you need.
