Living in Katy

Small-town heart, big-time schools: Old Town charm and one master-planned community after another along the I-10 corridor.

Katy is where old railroad-town Texas meets the modern master-planned era, and the blend has made it one of the most sought-after family destinations in the Houston area. Old Towne Katy still looks like a storybook train stop, while Cinco Ranch, Seven Meadows, Elyson, Cross Creek Ranch, and the next generation of master-planned communities ring the town with lakes, pools, trails, and the Katy ISD schools that families move across the country for.

Inside Katy

What neighborhoods make up Katy?

Every community here is really a handful of neighborhoods with their own personality. Here is the short tour, the way I would give it in the car.

Old Towne Katy

Walkable storefronts, antique shops, and the town's historic railroad heart, now home to coffee shops and local lunch spots.

Cinco Ranch

The granddaddy of Katy master-planned living: more than 4,000 acres of lakes, trails, pools, and tennis courts that set the standard.

Seven Meadows

A golf-course community with a resort-style amenity center and a classic Katy feel.

Elyson & Cross Creek Ranch

The new wave: lakes, trails, amenity centers, and a sold-out reputation along the corridor.

Tamarron & Katy Creek Ranch

Newer communities bringing resort-style amenities and fresh inventory to the south part of town.

Getting around

What is the commute really like?

Katy runs along I-10, the region's great west thoroughfare: the Energy Corridor is typically 15 to 25 minutes east, downtown Houston 30 to 45 depending on traffic, the Grand Parkway links north to Cypress and south to Sugar Land, and Highway 99 wraps the whole metro. West Houston employers and the airport-heavy west side make Katy a favorite for energy and corporate families who value the suburban trade-off.

Schools

Which schools serve Katy?

Katy ISD is the headline act: one of the most celebrated districts in Texas, with a scale and reputation that draw families from across the country, often topping the state's rankings for academic performance and community support. Boundary considerations matter enormously in a district this large, with schools and feeder patterns tied tightly to neighborhoods, so confirming the zoned campuses for your specific street is the very first step I take with every Katy buyer.

Daily life

What is daily life like in Katy?

Katy does not do boredom: Typhoon Texas waterpark, Katy Mills with its outlet-and-entertainment mix, Mary Jo Peckham Park's trails and lake, golf courses ringing the town, and a festival calendar running all year mean there is always a plan. Old Towne Katy's railroad heritage anchors the dining scene, and each master-planned community brings its own amenity centers, pools, and club calendars. Katy families joke that the hardest part is choosing which event to attend this weekend.

The honest part: no neighborhood is perfect for everyone. The parks, the commute, the schools, the pace, all of it deserves a real conversation, in English or Spanish, at whatever pace you need.
